Introduction

 

  1. Design Controls

    • Kensington Park is covered by development specific Bylaws; these include clause seven relates to ‘Building Appearance and Design Controls’. Clause 18 of the Kensington Park Residents' Association Constitution also refers to the Design Controls.

    • The purpose of the Design Controls is to ensure that the appearance of Kensington Park is consistent and that the Design quality is maintained throughout. The Design Controls are designed for the benefit of all homeowners within the development.

    • The Bylaws require that any modifications or alterations to any and all structures, window treatments, gardens and trees, within the precinct are to be approved by the Design Review Board prior to any work, modifications or alterations commencing.

    • Design Controls cover property and appearance and are for guidance to the Members and reflect the general design content for Kensington Park. The Design Controls are also to inform homeowners of the type of changes, appearance and modifications that may be accepted prior to any submission being made by the member.

  2. Design Review Board

    • During the development phase of Kensington Park, the Design Review Board consists of the Principal Member of the Residents Association, that is Kensington Park Holdings Limited. During this time, Kensington Park Holdings Limited will draw upon its designers and managers to form the Design Review Board.

  3. Composition

    • The Design Review Board will comprise the Principal Member and, after the resignation of the Principal Member, the following persons:

    • Three (3) representatives of the Association appointed by the Committee

    • Additional representatives may be co-opted by the Committee from time to time;

    • A Landscape Architect with appropriate qualifications and expertise appointed from time to time by the representative of the Association subject to approval by the Committee;

    • An Architect appointed from time to time by the representative(s) of the Association subject to approval by the Committee.

  4. Kensington Park – Design Theme

    • Creating a Master Planned Community has always been the vision for Kensington Park.

    • While the design brief clearly defines that our streetscapes must be varied, not only in colour but in overall form and detail, the “Florida Cracker / Plantation” architectural style is to be carefully managed, applying that theme to all building structures throughout Kensington Park.

    • As a guide to the overall design concept any additions, modifications, and items referred to in this document should be considered as:

      • Not offensive to the Residents of Kensington Park or any visitors

      • Not highly visible to the Residents of Kensington Park or any visitors

      • Remain in keeping with the overall design concept of the Development.

    • The ongoing protection of this theme, including landscaping, is critical in maintaining the design vision thus creating this visual legacy.

  5. Submitting to the Design Review Board

    • In order for the Design Review Board to make an informed assessment of any proposals, each proposal is to be made in writing, including information such as a summary of the proposal, sketches of the proposal, showing the location and/or size, details of building products to be used, details of colour, and photos.

    • Not all of the above items will be applicable all of the time, and in some cases, additional information may be required/requested. We have attached a Design Review Board- Request for Modification form at the back of this document for you to note details with regard to any proposals that you may have.
