External Appearance - Permanent Fixtures

 

 

This section covers any intended permanent alterations or additions to the Member’s property.

 

Deck extensions

 

  1. Where the property is on the road level, the deck has been specifically designed to comply with Council requirements and Consent approvals.

  2. Additional changes to decks on road level properties will be required to:

    • Be approved by the Design Review Board.

    • Meet Council Consent requirements.

    • Meet Health and Safety requirements (usually included in the Resource Consent).

    • Not infringe on any neighbouring property.

    • Be constructed of either concrete or timber and must be in keeping with the current complex design and colour stipulations.

    • May not be of such a size and dimension that the extension will be significantly different to the other properties in the immediate vicinity.

  3. Where the deck is higher than ground or road level then no changes to the size or dimension may take place without the specific approval of the Design Review Board and must:

    • Meet Council Resource and building consent requirements.

    • Be no larger than the current footprint of the property is in an apartment block.

    • Not impinge on the light or air flow of neighbouring properties within the block, if in an apartment, or create shadowing or light interference with neighbouring properties if in a standalone or townhouse property.

    • Not be of such a design, size or dimension that the extension will be significantly different to those properties in the immediate vicinity.

    • Not have a detrimental or adverse effect on the overall shape of the building.

  4. The addition of Louvre shutters on decks will be required to:

    • Be approved by the Design Review Board.

    • Meet Health and Safety requirements.

    • Not infringe on any neighbouring property.

    • Not enclose the deck completely.

    • Meet the rule to only have louvres on a maximum of 50% of the deck. Exceptions will only be made where weather conditions are extreme at that location.

 

Garden sheds, dog kennels, tool sheds etc.

  1. Members must apply for permission for these temporary buildings prior to erection. These type of buildings should be positioned in such a way that they are not visible from the road and do not interfere with neighbours' light.

  2. Must meet a certain minimum standard as defined by the Design Controls and be in keeping with the complex design concept.

 

Washlines – permanent

  1. Permanent washlines fixed to buildings or standing in gardens (rotary lines, or ‘strung lines’ or retractable) are not permitted within Kensington Park unless approved by the Design Control Board.

  2. Washlines being permanently fitted in garages, where possible, should be affixed in such a way that any washing on the line should not be easily visible from the footpath or public areas.

 

Exterior Heaters

  1. Residents are required to submit requests for exterior heaters, either gas or electric power, to the Design Control Board for approval under the following guidelines:

    • Open fire heaters are not permitted in Kensington Park.

    • The heater does not constitute a fire hazard to the building.

    • Exterior heaters are to be of such design that it is in keeping with the overall design concept of the Park.

 

Permanent fixtures to walls, doors, balustrades and pergolas

  1. Any requests to affix items to the exterior walls, doors, balustrades or pergolas of any building are to be submitted to the Design Review Board prior to installation.

  2. This requirement covers any ornament, artwork, light fittings.

  3. Fences, where proposed, are to be consistent with the styles used within Kensington Park.
