
External Appearance - General & Landscape

Any modifications to the external appearance of the Member's property are to be submitted to the Design Control Board. Proposals should be in keeping with the overall Kensington Park landscape theme. Street frontages and areas open to public view are defined as: fences, plants, drives, paths, paving, grassed areas, decks, balustrades, external lights.

Street frontages are not to be altered in any way without the appropriate prior application to the Design Control Board.
Landscaping

Landscaping within member-owned areas is to follow the Landscape Design theme of the complex.

Any proposed changes to plants and or layout in the members owned area are to be submitted to the DRB for approval prior to undertaking any landscape changes.

Planting of trees or large shrubs within member-owned areas is to be approved prior to any planting taking place.

Deck and Garden Items

This section covers all planter boxes, plant pots sculptures, garden, deck ornaments, hanging baskets, saddle/balustrade baskets etc., in the view from street frontages or public places. Application for all the above-listed items which you wish to be installed is to be submitted to the Design Review Board for approval in advance of installation.

The following information is provided as a guideline and adherence to these guidelines does not constitute an automatic approval by the Design Review Board:

Planter boxes and plant pots must be of uniform shape. Generally, no more than five boxes to a deck, or front patio area and colours should be neutral colours that fit/suit the exterior colours of the building.

Sculptures are not to be located within front garden boundaries and/or visible from the street frontage of any property.

Ornaments (including birdbaths) must not be displayed in view of any street frontage.

Decks and Balconies must be kept tidy and not to be used as storage areas.

Furniture, including cushions, on decks, should be of neutral colours that fit/suit the exterior colours of the building.

Umbrellas are to be of neutral colours that fit/suit the exterior colours of the building and should be kept in good condition free of breakage and tears.

Umbrellas that have patterns or promotional logos are not permitted.

Umbrellas are only to be used on decks and patios.

Deck heaters are to be of a design that is in keeping with the overall design concept.

Metal, bright coloured, free-standing heaters are not permitted.

Deck heaters should not constitute a fire hazard to the building.

Open fire heaters are not permitted within Kensington Park.

Creeper and vine plants are to be well maintained and trimmed and are not to encroach onto immediate neighbouring properties.

External lighting must be kept within the style of the property as per the original fitments.

Permanent lighting is to be subdued and not to spill light on to a neighbour’s property.

Spot and/or flood lights are not permitted.

Christmas lighting can be installed from 01 December and must be removed by 10 January following.

Permanent display of ‘string’ lights is not permitted.

Washlines – Temporary
-
Temporary washing lines are not to be visible from the footpath or public areas and are not to be a permanent or regular fixture within garages, on decks or in gardens.
